Professional Bathroom Fan Cleaning

Bathroom exhaust fan cleaning for homes, condos and strata

A bathroom fan pulls damp air out of the room and sends it outside. Along with the moisture, it pulls in dust and lint, which builds up on the blower wheel and inside the fan housing. Over time the fan gets louder, moves less air, and the bathroom stays damp for longer after a shower.

Our bathroom fan cleaning takes the fan apart and cleans it properly. We clean the grille, the blower assembly and the fan housing, put everything back together and test the fan before we leave.

We clean bathroom fans in single-detached homes, townhomes, condos and strata buildings. Book it as routine maintenance, or call us when a fan has become noisy or weak, or isn’t clearing moisture. You can book it on its own or add it to another FreeFlo visit, such as dryer vent cleaning.

How we clean a bathroom fan

Each fan is checked, taken apart, cleaned outside and tested before we leave.

01

Check the fan

We switch the fan on to confirm it runs and listen for noise, vibration or weak airflow. Loud vibration can point to worn motor bearings, which cleaning won’t fix, so we tell you up front.

02

Take it apart

With the fan switched off, we lower the grille, release the spring clips, remove the mounting screws and unplug the motor. We don’t pull on or disturb the wiring.

03

Clean it outside

The fan assembly goes outside, where we blow out the dust and lint with an air gun. We spray the blower and housing with disinfectant and wipe them down, then vacuum the lint and debris left in the housing and at the opening of the duct.

04

Reinstall and test

We put the fan back in its housing, refit the clean grille and switch it on. We check that airflow has improved, the noise has dropped and the grille sits firmly without rattling.

Why clean your bathroom fan?

Bathrooms are usually the most humid room in a home. Every shower and bath puts moisture into the air, and the fan is what gets it out. When lint and dust coat the blower wheel, the fan moves less air, moisture lingers and condensation takes longer to clear.

Moisture that isn’t removed settles on walls and ceilings, where over time it can lead to peeling paint and mould.

Buildup on the blower wheel also throws it off balance, which is the most common cause of a noisy or vibrating fan, and it makes the motor work harder. We recommend cleaning bathroom fans once a year to help extend the life of the motor.

Signs your bathroom fan needs cleaning

  • Dust or debris you can see on the grille
  • Condensation that builds up in the bathroom and is slow to clear
  • A loud, humming or vibrating fan
  • Weak airflow, or a fan that no longer clears moisture

What’s included, and what isn’t

Every bathroom fan cleaning includes:

  • Removing and cleaning the grille
  • Cleaning the blower assembly, where it can be reached
  • Removing lint and debris from the fan housing
  • Reinstalling every component
  • Testing the fan to confirm it works properly

The duct

Duct cleaning isn’t part of the standard service. In most homes the duct behind the fan collects little debris, so cleaning it rarely makes a noticeable difference; the gain comes from cleaning the fan itself. We offer duct cleaning as an add-on when you ask for it, or when we find a blockage at the outside vent or signs that airflow is restricted past the fan.

Older fans and replacements

Bathroom fans typically last 10 to 15 years. Cleaning improves airflow and performance, but it won’t fix a worn motor, and an older fan may stay noisy after cleaning. We don’t supply or install replacement fans. If yours needs replacing, we’ll tell you and can refer you to a partner who does.

What we’ll flag

If we find damaged wiring or a fan that’s loose in its housing, we stop and let you know before going any further. We’ll also tell you if a fan won’t turn on, makes a grinding noise, still moves too little air after cleaning, or doesn’t appear to vent outside.

Homes, condos and strata buildings

We clean bathroom fans in single-detached homes, townhomes and condos, and across strata buildings with several units. Strata corporations and property managers can have the fans in multiple units cleaned on one visit, with pricing based on the number of units. Find out more about our strata services.

If you’re booking dryer vent cleaning, you can add your bathroom fans to the same visit. We also clean and repair dryer booster fans.

Getting a quote

The price depends on how many fans you have and whether we’re already coming out for another service. Tell us how many bathroom fans need cleaning and we’ll give you a quote. Strata buildings get volume pricing.

FREQUENTLY ASKED QUESTIONS

How do you clean the bathroom fan?

We remove the fan motor and blower assembly from the housing, take it outside, and clean it using compressed air and a mild detergent. Once it’s fully cleaned and dry, we reinstall it and test the fan to make sure it’s running properly.

Do you clean the bathroom duct?

Not usually. In most homes, the ducts don’t collect much debris and rarely restrict airflow. Cleaning it typically doesn’t improve performance, so it’s often not a good use of your money. If a client specifically requests it—or if we see a problem—we can look at options.

Why is my bathroom fan making a loud or vibrating noise?

The most common cause is dust and lint buildup on the blower wheel, which throws the fan off balance. This is usually resolved with a professional cleaning.

What if the fan is still noisy after cleaning?

If noise continues, the motor bearings may be worn, or the fan may be nearing the end of its service life. Cleaning helps confirm whether the issue is dirt or a mechanical problem.

How long do bathroom fans typically last?

Most fans last 10–15 years. Older units are more likely to be noisy and may not improve significantly with cleaning.

Can you replace my bathroom fan?

We don’t replace bathroom fans, but we work with a trusted partner and can refer you to a company that does.

How often should a bathroom fan be cleaned?

We recommend once a year. Regular cleaning keeps air moving and helps extend the life of the fan motor.

Do you clean bathroom fans in condos and strata buildings?

Yes. We clean bathroom fans in single-detached homes, townhomes, condos and strata buildings, and we can quote for the fans in several units at once.

Can I add bathroom fan cleaning to another service?

Yes. You can add it to another FreeFlo visit, such as dryer vent cleaning, or book it on its own.
